The results of 4Q'25 are in line with the preliminary results published on February 16 this year. "We assessed them positively: revenues
were slightly lower than our estimates, profits were clearly above our forecasts. The most positive surprise was the high gross margin on
sales achieved in the construction segment. In the last quarter, the results were also improved by the settlement with Umicore, as a result
of which Umicore withdrew the contractual penalty for PLN 6.1 million and paid Unibep PLN 5.3 million in cash.

Według szacunkowych, wstępnych wyników, Unibep, w 2025 r. osiągnął 2 358,4 mln zł skonsolidowanych przychodów (-9,5% r/r), w tym:
2 002,6 mln zł z działalności budowalnej (-9,0% r/r), 191,5 mln zł z budownictwa modułowego (+13,7% r/r), 224,1 mln zł z działalności
deweloperskiej (-25,1% r/r). W całym 2025 r. skonsolidowany zysk brutto ze sprzedaży wyniósł 229,4 mln zł (+29,2% r/r, bez
uwzględniania zdarzeń jednorazowych), skonsolidowany zysk operacyjny – 105,4 mln zł (+70,5% r/r, bez zdarzeń jednorazowych),
skonsolidowany zysk netto – 38,4 mln zł (+77,2% r/r, bez zdarzeń jednorazowych), zysk netto przypadający akcjonariuszom jednostki
dominującej – 38,4 mln zł (3,6 mln zł straty w 2024 r., bez uwzględniania zdarzeń jednorazowych).

According to estimates and preliminary results, in 2025 Unibep generated PLN 2,358.4 million in consolidated revenues (-9.5% y/y),
including: PLN 2,002.6 million from construction activities (-9.0% y/y), PLN 191.5 million from modular construction (+13.7% y/y), PLN
224.1 million from development activities (-25.1% y/y). In 2025 as a whole, consolidated gross profit on sales amounted to PLN 229.4
million (+29.2% y/y, excluding one-off events), consolidated operating profit – PLN 105.4 million (+70.5% y/y, excluding one-off events),
consolidated net profit – PLN 38.4 million (+77.2% y/y, excluding one-off events), net profit attributable to shareholders of the parent
company – PLN 38.4 million (PLN 3.6 million loss in 2024, without taking into account one-off events).
