Unibep is one of the largest construction groups in Poland, with a strong
position in the residential construction segment. Over the last 15 years, the
capital group's revenues have increased 5.5 times. In the second quarter of
2023, profitability in the construction business deteriorated, but high
profitability in the development segment was maintained. Due to the difficult
situation in the construction industry, we expect relatively poor results of the
Unibep group in the second half of 2023. In the following years, we see the
potential for significant improvement in financial results, primarily in the
industrial, energy and road construction sectors. We set the target price per
share at PLN 12.5.

Unibep jest jedną z większych grup budowlanych w Polsce, z silną pozycją
w segmencie budownictwa mieszkaniowego. W ciągu ostatnich 15 lat przychody
grupy kapitałowej zwiększyły się 5,5-krotnie. W drugim kwartale 2023 r. rentowność
w działalności budowlanej pogorszyła się, ale utrzymana była wysoka zyskowność
w segmencie deweloperskim. W związku z trudną sytuacją w branży budowlanej,
spodziewamy się relatywnie słabych wyników grupy Unibep w drugim półroczu
2023 r. W kolejnych latach widzimy potencjał do dużej poprawy rezultatów
finansowych, przede wszystkim w budownictwie przemysłowo-energetycznym
i drogowym. Wyznaczamy cenę docelową za akcję na 12,5 zł.

According to preliminary estimates, the consolidated revenues of the Unibep group in 2023 amounted to PLN 2,429.8 million.
Revenues in the construction segment amounted to PLN 2,013.9 million, in the modular construction segment - PLN 222.9 million, and
in the development segment - PLN 315.8 million
